从中国典型城市数据论证谁提高了房地产价格 
摘要：房价与地价到底谁推动谁?房地产开发商和一些社会人士认为，房子价格高企是由于土地出让价格太高。同时，由于土地供应量不够导致房子供应量不足，房予供求缺口大也导致房价高涨。而另一种观点认为，土地价格是被高涨的房价抬高的。房地产市场存在泡沫，这是一个不容回避的事实。连续7年来，中国的房价大幅上升，远远脱离民众的购买水平。没有只涨不跌的股市。楼市亦然。本文从基本理论出发，收集中国典型城市房地产价格的数据，通过实证研究，揭示了问题的答案。

Abstract: The price and land price in the end who is promoting whom? Real estate developers and some people believe that house prices are high because of land transfer price is too high. Meanwhile, due to lack of land supply shortage leading to the house supply, housing demand and supply gap for large also cause prices to rise. The other view is that land prices are rising house prices inflated. Real estate market bubble, it is a fact that can not be avoided. 7 consecutive years, China's housing prices increased sharply, far from people's buying power. Not only the stock market. Property market is no different. From the basic theory, the typical Chinese urban real estate prices to collect the data, through empirical research reveals the answer.
