广州市产权式酒店的发展与对策

摘　　要

 20世纪90年代，产权式酒店的概念随着分时度假的产品引入中国，一时在全国各地引发热潮；同时酒店业迅速发展及近年来经济效益逐渐滑入低谷，出现了全行业亏损的局面，此种局面引发酒店行业人士的深思：酒店业是否需要改革？
本文首先在酒店行业的基础上引入分时度假的概念，解释了产权式酒店概念的来源及内涵；进而对酒店经营赖以生存的旅游业及酒店相关产业会展业进行分析；论述了产权式酒店在国内外的发展前缘、发展现状、发展趋势及国内早期产权式酒店发展过程中遇到的各种问题及寻求解决的出路；并在分析了广州酒店行业的发展状况，如客源状况、经营情况和产权式酒店发展所具备的条件的基础上对广州酒店的发展趋势作出预测；最后对广州市发展产权式酒店的可行性进行了客观的分析，显示了广州市有发展产权式酒店的良好经济环境和文化环境，并符合社会的发展，对社会的进步具的推动作用，具有很好的发展前景，同时也批露了广州市发展产权式酒店遇到的问题的并努力寻求解决的对策。
 “分时度假”作为一种新颖的旅游休闲概念,目前在中国国内逐渐为越来越多的人所熟悉,而且产权式酒店的销售和承购在国内逐渐成为一种对休闲生活的投资。但这种新兴的消费和投资方式在广州当前的旅游发展中也存在很多问题。

Abtract
 The concept of property right hotel was brought into china with the products of timesharing spent holiday in the nineteen 90s, and was very popular across the country immediately; at the same time, with the speedy development of hotel industry and the shrinking of economy benefit in recent years, all of this industry are facing an situation of having a deficit, which brings the people in the industry to ponder over whether the industry need a innovation?
 This text firstly introduces the genesis of timesharing spent holiday basing on the industry of hotel and explains the connotation and origin of the concept of property right hotel, then analyzes the industry of travel on which the hotel-management relayed and the industry of convention and exhibition which is related to the industry of hotel. Thirdly it discusses the history, actuality and direction of the development of property right hotel in and across the world, and equally analyzes the actuality of the hotel-industry in Guangzhou such as situation of guest-source, management and feasibility of the development in property right hotel, and forecasts the trend of hotel-development in Guangzhou. Finally, it analyzes the feasibility of developing property right hotel in Guangzhou objectively, to show that there is a fine envelopment in both economy and culture which is fit for developing property right hotel in Guangzhou city and accords with the social-development, It will functions in forcing the advancement of society and has a prosperous future. At the same time, this text also throws daylight on the problem faced in the development of property-right-hotel in Guangzhou city and tries hardly to find a countermeasure.
 As a new concept of tour-leisure, “timesharing spent holiday” have been more and more familiar with people in china, while the selling and purchase of property right hotel have become an investment of the leisure life in our country. Bu this newly consuming and investing mode still have some problem in the tourism-development in Guangzhou at this moment.
