物业管理经营中的问题及对策

 摘要：物业管理是微利性行业，较低的行业风险和较低的行业门槛吸引了大量资金和人才的进入。资本对利润的追逐，加深了物业管理企业之间的竞争，推动了物业管理的市场化进程。物业管理企业长期以来提倡的是管理与服务，而对经营的问题涉及较少。作为企业，经营应是其基本的行为，只有依法进行经营，并获取合法的利润才能从根本上解决物业管理企业的生存和发展问题，达到社会效益、环境效益与经济效益并重的良性发展的目标。物业管理企业要得以快速发展，经营将是一条必由之路。本文将探讨物业管理经营中存在的一些问题以及解决这些问题的相关对策。

 Abstract：Property management is an industry with little marginal profit. Large amount of capital and brain power were attracted by the low industry risk and threshold. Property management business seeks profits through capital, it leads to the competition between businesses and promote the market process of property management. Property management business advocates management and service for a long time but gives little consideration to questions in the process of management. As a business, its basic action is management. The business can solve the problems of existence and development at the root through management under the rule of law and also gain legitimate interests. Only in this way, the business can attain benefits among society, environment and economy and then realize its aim of virtuous development. If the property management business wants to develop rapidly, the only way is to have a good management. This paper discusses questions of management and relevant measures of solution.
